Rental Policies

Reservations (Daily/Weekly Rentals)

A security deposit of $250 for condos and $500-$2000 for houses is required to confirm all reservations. Payment can be made by Discover, MasterCard, Visa, Cash, Money Order, or Traveler’s Check. DEPOSIT CHECKS MUST BE RECEIVED WITHIN 10 DAYS FROM BOOKING. Security Deposit will be refunded within 14 business days after departure.

Monthly Reservations

A security deposit of $250 for condos and $500-$2000 for houses is required to confirm all monthly reservations. Deposits and Rent payments are payable by cash, personal check, cashier’s check, money order, or traveler’s checks in US Funds. At check-in, the deposit automatically converts to a damage deposit and is NOT applied to rent. Monthly guest deposits will be returned once we receive all utility bills for the rental period (This could take up to 45 days from departure, MONTHLY RENTALS must cancel of shorten a stay as follows to insure a refund (less processing fee);

Condominiums – Sixty (60) days prior to arrival;

Houses – 90 days prior to arrival.

If you cancel within these timeframes, the full advanced payment/deposit will be forfeited. ALL rentals of less than 6 months (185 nights) are subject to sales tax. PAYMENT IS DUE ON THE FIRST OF EACH MONTH.

Cancellation Policy

A processing fee of $100.00/condo & $250.00/house will be deducted from all reservation advance payments/deposits. If you must cancel or shorted your stay, notice must be given as follows to insure a refund (less processing fee);

Condominiums – fourteen (14) days prior to arrival;

Houses – thirty (30) days prior to arrival.

If you cancel within these time frames, the full advanced payment/deposit will be forfeited. Any reservations made within 14 days of arrival (30 days for houses) and are cancelled will lose their entire deposit. NO REFUNDS FOR EARLY CHECKOUTS. CANCELLATIONS OR EARLY DEPARTURES DUE TO INCLEMENT WEATHER DO NOT WARRANT ANY REFUND OF RENT OR DEPOSIT.

Hurricane Policy

We will only refund unused days or cancel reservations without penalty in the event of a MANDATORY evacuation. Cleaning and registration fees are not refundable. No refunds will be given for nights evacuated on MONTHLY Reservations.

Daily/Weekly Rental Payments

All rental payments are due fourteen (14) days prior to arrival for condos, thirty (30 days) for houses. Please make payments in the form of cash, traveler’s checks, money order, cashier’s check, visa, MasterCard, or discover. PERSONAL CHECKS ARE NOT ACCEPTED FOR RENTAL PAYMENTS UNLESS RECEIVED 30 DAYS PRIOR TO ARRIVAL. Rates are subject to change without notice. ALL rentals of less than 6 months (185 nights) are subject to sales tax.

Registration Fee

A Registration Fee will be charged for registration, issuing parking permits and includes the Peace of Mind Protection Plan. The fee is 8% for houses, 10% for condos.

Peace of Mind Protection Plan

The fee is a “peace of mind protection” in case any unit damage happens, as long as you report the details at/before check-out, we will cover the damages. The Peace of Mind Protection Plan excuses the guest from damages up to $250 as long as the damage is not willful, wanton or a result of gross negligent behavior (excludes damages by pets). The Protection Plan does not cover fees associated with not abiding by our normal check out procedures (i.e. lost keys/pool tags/ video cards or excessively, dirty “trashed” units).

Cleaning Fee

IF, ON ARRIVAL, you have ANY HOUSEKEEPING PROBLEMS, report them to the front office IMMEDIATELY so that they may be rectified. NO DISCOUNTS WILL BE GIVEN DUE TO THE HOUSEKEEPING. A one-time, end-of-stay cleaning fee will be charged in addition to the rental fee at time of check-in. fee will vary according to the size on unit. All fees are subject to sales tax.

Lost Key/Lock Out

There will be a $50.00 charge for any lost key, unreturned key or for lockout after office hours. Lost pool tags are $20.00.


The maximum number of guests in a vacation rental is limited by the number of beds in a unit. All properties require a 3-night minimum for advanced reservations. Most properties require a week minimum during high season periods. Weekly reservations must run from Saturday to Saturday. If maximum occupancy is exceeded, you may be required to check out immediately or may an extra person charge. In either case, forfeiture of the full deposit will occur. Rental properties are to be used for residential purposes only. No wedding, banquets or commercial activities are permitted without the prior written approval of Counts Oakes. Such unauthorized use, illegal activity or disturbance of the peace will result in eviction and forfeiture of all rents and deposits. Subletting of units is strictly prohibited and is considered grounds for eviction.


Check-in time is AFTER 4:00 p.m. in some instances, access to your unit may be unavoidably delayed due to cleaning or maintenance. THERE WILL BE NO DISCOUNTS OFFERED DUE TO A LATE CHECK-IN. For those arriving after office hours, arrangements should be made by telephone prior to arrival for key pick-up information. LATE ARRIVALS MUST CHECK-IN BEFORE NOON THE FOLLOWING DAY OR A FIFTY DOLLAR FEE WILL BE CHARGED. Check-out time is before 10:00 a.m. Prior approval of manager must be secured for late check-out. Otherwise, an extra day’s rent will be charged.


Pets are NOT allowed in any rental unit, unless specifically stated as a “pet-friendly” unit (some restrictions may still apply). If one is found in a unit, you will be responsible for a full carpet/furniture clean, flea spray and loss of deposit.

Requesting Specific Units

Management will strive to comply with all reservation requests for specific units. However, die to possible variables such as owner changes, removal of units from the rental program, or mechanical problems, WE CANNOT ABSOLUTELY GUARANTEE a specific unit, property, or bedding. In the event that a property you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so it will not disturb your vacation.

Equipment and Appliances

All units have heating/air conditioning. As agent Counts Oakes cannon guarantee these or other appliances. We will do our best to have any malfunction repaired as soon as possible. Unfortunately, there will be no refunds or adjustments on rent should a problem arise.

Initial Set-Up

An initial complimentary issue of toilet tissue, soap, trash bags and dishwasher detergent will be furnished. However, any subsequent replacement will be the guest’s responsibility. Bath towels and bed linens are provided with your rental. Please supply your own beach towels.

Age Requirements

Since our vacation rentals cater to the family, we cannot accept reservations for vacationing students. Young singles, under the age of 25, unaccompanied by a parent, will not be permitted to register and will be subject to forfeiture of deposit. Should the accompanying parent not remain with the young single throughout the entire reservation period, eviction and forfeiture of rents and deposits paid will occur. Any reservation obtained under false pretenses will be subject will be subject to forfeiture of deposit and the party will not be permitted to register.


If you are evicted from the unit which you are renting for failing to abide by the rules of the condominium in which your unit is located or for any other reason, you will NOT be entitled to a refund of the rent paid in advance and the deposit and you will be responsible for damages to the unit or condominium property caused by you of your guests.

Loss or Theft

Agent assumes no responsibility for any loss or theft of guest’s personal property or items left behind in units. Agent assumes no liability for theft or damage to vehicles or items left in them. There will be a charge to return any items that are left behind.

Pool Safety

As there are no lifeguards on duty, for your safety, we request you observe the posted Pool Rules, which forbid jumping and diving.
